How do you advertise your vacancies?

We start the marketing process at the time we receive a “30-Day Notice to Vacate” from your resident. If we can show the property while still occupied, we will take a picture of your property and place it on our rental list and on our website so that you have exposure all over the internet.

Who pays for repairs on my vacant property?

After the move-out inspection, we will determine who is responsible to pay any repair bills to bring the property back to the condition it was in prior to the resident moving in. We are allowed by law to charge the resident's deposit for rent, damages above normal wear and tear, and cleaning. Our aim is to be sure the resident is charged for items that are their responsibility. We want you to know that we consider this an important time in the management cycle, and we will protect your interest.

Are you the least expensive company in town?

Probably not. It seems there is a new property management company starting out every day, trying to beat everyone else's prices. Our management fees are very competitive and we certainly are not the most expensive. We charge a fair flat fee for a tremendous service. For example, we believe that resident selection is very high on the list of priorities. A poor quality resident can cost you thousands of dollars. We are experienced and committed to getting the most qualified residents for you at a rent that will retain that resident. When ALL fees are considered, we are actually less expensive than most companies around, and we have been in business since 1983.

How quickly do you contact me when my property comes vacant?

We will send you a letter in the mail when we first receive the 30 Day Notice to Vacate. This letter informs you of the move out date and the projected rent for the property. On the day the property is vacant we will inspect it, and call you within one working day to outline the property condition and recommended repairs (if any) to re-rent. You will have the opportunity to see your property at any time or do the work yourself, if you prefer.

Who handles problems late at night?

Each property manager in our office takes a turn handling late-night calls from our residents. Our 24 Hour Hotline will take the residents call and notify the manager on call. We will then talk with the resident to determine how to proceed. Many times we solve the problem over the phone or by simply calling one of the emergency repair companies that we have access to 24 hours a day.
